Which home improvement project should you choose to tackle before you sell your home? Ahh, that question is on the lips of nearly every home owner when they are about to list their home. HomeGain just came out with the results of their national survey of 2,000 real estate agents. The question posed to the real estate agents was "Which home improvement project has the highest return on investment?"

Take a look at the results:

Looks like cleaning and de-cluttering wins in 2007 with an ROI of nearly 600%! Could this be because the investment in cleaning and de-cluttering is almost zero dollars? Maybe, but this survey tells us how important the cleanliness of your property is to buyers.

Other interesting results were staging and landscaping at over 300%. So go ahead and make your property perfect before you list it...you WILL see the results.

Darryl - It makes sense, especially in a weaker market. It seems buyers today have no tolerance for things being unkept. I have found that the homes with no TLC are the ones that take the biggest hit.
