Funny how it seems that people all flock to one home... That home was priced to sell... I hate the bidding wars and disappointed buyers...

Lottie, If I have no other conversation with my short sale buyer it will be about patience. Because inevitably about week 4 they have run out of it. They just about 4-6 more to go.. Nice post by Jim as well.
What is so special about Stanislaus County? What's making it such a hot market that people want to buy into so badly and wait that long? Just curious...:)

You will need a bucket load of patiencein our Brazoria, Harris, and Galveston counties as well. Some short sales go quick but the word is most do not. I decided to stay out of that pool.
Carron, I like a more balanced market, too. But in areas that have been so hard-hit in this economy like Stanislaus County, it must be like magic to sellers to feel their market start to turn around.

Jennifer, for specifics, you need to ask Jim. In general, I'd say that the California Central Valley was hit especially hard in the downturn. Investors from the Bay Area and elsewhere see value there and are ready to buy.
Doug, Jim's title certain is catchy, but his message is what made it worthy of a reblog.
Sussie, I've been fortunate here in San Mateo County and the Silicon Valley to also be able to avoid most (not all) short sales. I think patience on the part of the buyer is the #1 quality needed.
Peggy, patience helps always, no doubt about it. (and my yoga practice helps with the patience!)
