My colleague Jim Patton, a short-sale specialist in Stanislaus County shares a great thought here and offers a timely suggestion to buyers. While our market on the San Francisco Peninsula is quite different, there are short sales here, too, and buyers need to have their "Bucket Load" at hand.

If you are in the market for a home here in Stanislaus County you will need a bucket load of this.   What is this "this" that I am talking about you may ask?   Well it's not a bucket load of cash. Bucket of Patience   Home prices here in Stanislaus County are pretty affordable.  What I am talking about is PATIENCE Let me repeat that just in case you didn't get it.  If you want to buy a house here in Stanislaus County you will need a bucket load of PATIENCE.

 

Now there are two reason why you will need to be patient when trying to buy a home in Stanislaus County.   The first reason is that the inventory of homes for sale is pretty low and there are a lot of buyers looking right now.  It is not uncommon for homes to get several offers the first few days they are on the market.   As an example my latest listing in Patterson Ca, received 16 offers the first week it was on the market.   So that means there were 15 disappointed buyers.   It's very likely that you will make a few offers before you get one accepted.  So be patient and know that everyone else is in the same boat.

The second reason that you will need a bucket load of Patience when buying a home in Stanislaus County is that it is very likely that you will be making an offer on a Stanislaus County SGetting that short sale approved!hort Sale.   While there is no standard time frame for a Stanislaus County Short Sale it can sometimes take as little as a month or as long as six months or more.   Once you have made a successful offer on a home it may seem like things have ground to a halt.   While it may seem that way there is actually activity going on behind the scenes that will take a while.   This is when you will REALLY need that PATIENCE.   It's very possible that you may wait for several weeks or months to hear an answer from the bank and that answer is NO.   Fortunately that doesn't happen as often as it used to.   Once the bank approves the short sale it's going to seem like things are flying along at the speed of sound now.   Hang on tight you are heading to the finish line and your brand new home!

Lottie,  If I have no other conversation with my short sale buyer it will be about patience.  Because inevitably about week 4 they have run out of it.  They just about 4-6 more to go..  Nice post by Jim as well.

You will need a bucket load of patiencein our Brazoria, Harris, and Galveston counties as well. Some short sales go quick but the word is most do not. I decided to stay out of that pool.

Carron, I like a more balanced market, too. But in areas that have been so hard-hit in this economy like Stanislaus County, it must be like magic to sellers to feel their market start to turn around.

Jennifer, for specifics, you need to ask Jim. In general, I'd say that the California Central Valley was hit especially hard in the downturn. Investors from the Bay Area and elsewhere see value there and are ready to buy.

Sussie, I've been fortunate here in San Mateo County and the Silicon Valley to also be able to avoid most (not all) short sales. I think patience on the part of the buyer is the #1 quality needed.
