Julia - to your point who doesn't want one of those custom built, spacious closets?! However, that's rarely the case in most homes. This is a great idea and I like the term "moment" as in emotional connection with the buyer. They love storage space and this is an excellent way to show them they will have plenty of room for their things!

Julia, its funny how many times I've had the 'closet talk' with people and how skeptical they are! People don't see their stuff, but a buyer does! If you can't pull a hanger with clothes on it out without others coming with because they're all wedged in there, maybe a little editing is a good idea! I remember saying to a lady in MAY, 'you should store away all your winter clothes and coats so there's more room...' and she said 'but September is just around the corner!' Holy-positive-thinking-Batman!

Julie - I love the idea of creating a "moment".  This vignette turns a utilitarian space into something special and desireable.  I'm so borrowing this idea!  Often people make the closet the last thing to worry about on the list, and yet buyers want lots of storage space.

I address closets, and the issue of space, at every consult.  Some reactions are better than others.  Most are totally surprised at the thought of people looking in there.  Many still believe it's a place to hide all the other stuff we tell them to remove!

Julia- good post and I love your "moment".  I staged a condo recently and we were able to place a small picture on one of the shelves.  It really added something special.  Unfortunately, as Sharon mentioned, many of my clients have shoved all of their extras in their closets.

I usually try to "stage" the master closet a hint.

On the last one we had it pretty cleaned out and it too had a shelf right below eye level as it had two levels of hanging.  I took her sexiest pair of shoes and angled the one up on the  other the way you see in nice displays and it was next to a tray that had her prettiest bottle of perfume and a bottle of wine.  In a subtle way I try to pick the prettiest sexiest thing in the closet and have it hanging so you can kind of see it...............remember staging is about making them picture this home is where everything is better then it's ever been before, feed the fantasy in every room and area.  Kitchens ~ cooking, family gathering, etc.  Familyrooms ~ Movie nights, popcorn, games and fun.  Decks, porches ~ leisurely cups of coffee or ice tea with no where to go.  And Master Suites ~ sexy in subtle ways, I always have silky pillows, candles, a small bit of animal print somewhere...subtle but appealing. So yes you don't need 50 shades of Grey but a few doesn't hurt!
