I've got a FSBO seller, and a first time homebuyer in contract, due to close 1/31/08.
WDO inspection turned up more wood rot than anticipated, but the estimate we got had us safely within the 1% included in the contract.
The repair estimate did not include one panel of a wooden garage door that had wood rot (yup, the bottom panel). So, I found someone that could and would replace the one panel.
Imagine my surprise when I met the garage door guy this morning, and I found putty and paint on the existing garage door, as though someone had tried to just "cover it up".
The seller is the one who had the relationship with the WDO repair company, this was my first experience, and I can tell you, that if this is the way they do things, I won't use him again. In all fairness, it could have been his workers decided this was the right way, but still, all the other areas that had orange dots were REPLACED.
The WDO report states what needs to be replaced, not what needs to be repainted, and it's our job to see the right things repaired.
It pays to take the time to attend inspections, or have a pair of eyes and ears there, so we can ensure the right thing is done.
