The median sold price for Condo & Co-op in Arlington County, VA for July was $355,000. This represents a decrease of 5.3% from June 2012 and a decrease of 4.7% from Jul 2011.

Average Days On Market (DOM) for units sold in July 2012 was 55 days, which is 5% lower than the 5-year July average of 58 days.

There was an 18.2% decrease in new contract activity from June 2012, which is expected in summer months, with 112 New Pendings; a 16.2% decrease in All Pendings (new contracts + contracts carried over from June) from June to 181; and a 6.1% decrease in supply to 248 active units.

According to RBI, (RealEstate Business Intelligence), this activity resulted in a Contract Ratio of 0.73 pendings per active listing, down from 0.82 in June and an increase from 0.42 in July 2011.

The Contract Ratio for Arlington VA is 56% higher than the 5-year July average of 0.47. A higher Contract Ratio signifies a relative increase in contract activity compared to supply, and indicates the market is moving in the seller's favor. A lower Contract Ratio signifies a relative decrease in contract activity compared to supply, and indicates the market is moving in the buyer's favor.
