Resorts: Village of Loon, Clearbrook & Coolidge Falls.
While these three location vary in price and size considerably they have one thing in common…they share a recreation center. The amenities are available on a private club basis and that may seem odd if you were to assume this is a condominium project. In fact all three of these subdivisions were sold as a PUD (planned unit development…I’ve also seen Urban used in place of unit). A PUD allowed the original developer to sell the land and gave the owner a narrow choice of floor plans in which could be built on their site, and you don’t have to belong to the “club”…but it is available.
That concept has changed over the years, when the last of the developments was added in the early 90’s – the plans were allowed to be flexible so long as the “unit” fit on the site.
Village of Loon; The oldest section began in the early 70’s…and with a PUD the owner is on the hook for all repairs, updates, and modernizations. The village of Loon has come along way from the original Harvest gold Appliances, Shag Carpets and Avocado Counter tops, and the location still justifies the purchase. The Club facilities are in the village and since it was the first resort built adjacent to Loon Mountain’s ski resort the views are second to none. Prices: With everything from a Aspen, one bedroom plus loft – with only one bathroom at about 1,000 square feet –on up to a Dartmouth- 4 bedrooms plus loft (with a lock off rental suite) at over 2,400 square feet prices can range for $140,000 up to $280,000.
Clearbrook Village: The vast majority of these floor plans are all 3 bedrooms plus lofts with two full baths. There is a smattering of bigger and smaller sizes –but greater than 70% are of one basic size. They are on three floors with two guest bedrooms on the lower level walk out, sharing a bath and laundry facilities. The main Floor features the “living spaces” Kitchen, dinning Living and loft /den (or 4th bedroom as some use it for). The master suite is all by it self on the top floor with its own bathroom and in most cases the best view in the place. Prices: With many families doing interior work to make it their own prices can vary in the same floor plan by as much as 15% recent sales have ranged from $210,000 to $245,000 on these units.
Coolidge Falls: The newest section also offers detached single family homes…many of which my parent company were the general contractor on. There are some duplex and triplex (PUD) units in the Coolidge Falls section and prices start under $300,000 for the smaller versions of those. The Single family homes with Garages, additional living spaces and typically 4 to as many as 6 bedrooms can be pretty pricy. Prices: Can vary from just over $500,000 to just under $1,000,000. The Landscaping and common areas are wonderfully maintained and the views of the ski slopes is pretty spectacular.
