Remodeling has become a popular trend. Be smart and price out projects first to find out which remodels will bring you the highest return on your investment. Most often, remodeling the kitchen, bathrooms, and finishing the basement can increase the value of a home. If you are considering finishing your basement, this article can provide you with some useful information.

Whether you remodel your basement to increase your home's value or for more space, it is an investment that will yield a return, but remember, just like any other remodel, you cannot expect a dollar for dollar return on your money. Of course, if you take on the challenge to finish it yourself, you will recoup more of the cost since you do not have to pay someone for the labor.

The cost to remodel a basement varies depending on the square footage and quality of material used, but you can plan on paying someone around $30,000 or more if you include a bedroom, bathroom, and recreational area. If you are interested in hiring someone to finish your basement, you may want to call around and get estimates on the cost of the project. Keep in mind you may have to hire separate contractors for the framing, electrical, plumbing, etc... If you are planning on selling your home and you want to know if it's worth the time and money to finish your basement, have a realtor prepare a Comparative Market Analysis for you so you have an idea of what other homes in your area are going for with finished basements and similar square footage. You may even want to have your home appraised to find out how much more it is worth once you finish the remodel.

If you finish the basement yourself, you should have the floor plans approved by Pikes Peak Regional so you can obtain a permit for the work. There are many books out there that provide information for finishing basements, I recommend Roger Germans' Remodeling a Basement. Once you complete the framing, electrical, and plumbing, inspectors will come in to look at your work, make sure it is up to code, and inform you of any changes that need to be made. When you pass the inspections, you are ready to move forward in the process. After you drywall, you will have to pick out your flooring, paint, and fixtures. If you are going to sell your home, you may want to stick with neutral colors or have knowledge of what the current trends are in interior decorating.

As with any remodel, be cautious not to over improve for the neighborhood because you may not get a good return on your investment.

Ah, if we only had basements here. We'd be storing so much more junk. :)
