Perfect Example of Dry Rot Damages Incorrectly Done
I saw this area of siding and felt that this is a perfect example of treating the symptom (the rotted siding) and not solving the problem (the moisture intrusion). Take a look at the previous repairs to this area.
The z-bar flashing at the bottom of the siding is new – 2 or 3 years old. This is a perfectly legal method of repair, if done right. It is less expensive because a smaller portion of the siding can be removed, rather than the entire sheet of siding. The only thing wrong with this approach is that you see the metal flashing and it is not as nice looking as a full sheet. This repair was done in several areas of this apartment community.
The fact that this type of repair was done leads me to believe that the siding was rotted and the siding was cut and patched. Problem solved right? No, not really! What caused the dry rot to occur? Were the sprinklers spraying on the wall? Was there a leak in the wall? Was there a roof leak? I know by looking at the photo, the problem was not solved. Whoever did the work only repaired the symptom of the problem.
Judging by the photo, the moisture is entering inside the siding from above. The damages are getting higher up the wall and in time will move even higher in the future. The lower repair work will also rot again in time.
Is it too late to repair the dry rot damages?
