I looked up the mls for real estate activity in New Britain township in July 2012.

I looked for residential listings sold in July . This does not include homes not listed, commercial and multi units . It is deemed to be correct but subject to errors and omissions.

There were 9 homes that settled in July 2012.

The average original list price was $ 305,778.

The average last list price was $300,211

The average sale price was $ 285,000

Highest sale price was $450,,000

The lowest sale price was $210,000

The average days the homes were marketed was 80

The average settled price to original price ratio 93.54 %

The average settled price to last list price ratio is 95.21%

The homes were priced high and sellers had to reduce price as seen from ratios.
