During our initial home buying consultation, I will go through a presentation that discusses the benefits of hiring a Buyer’s Agent, why you need a REALTOR®, Agency Relationships in the State of Texas, and discuss the whole Home Buying Process from Start to Finish.
So what are your advantages for hiring a REALTOR®, and Buyer’s Agent? Well, you get your very own real estate specialist, who is very familiar with the whole Home Buying Process, and understands all the steps required to help you obtain your Next Home. Just as you would go to your doctor, lawyer, accountant, or mechanic to meet your specific needs, you would want to have your own real estate agent to assist you with all of your needs and concerns. .
In the State of Texas, we have Agency Relationships which define who the Broker is working for, and whom the Broker also has a fiduciary duty. If you do not have a written agreement, which we call the “Buyer’s Agency Agreement”, you do not have any representation from the Brokerage, or any real estate agent. The state calls this Sub-Agency, and these agents represent the interest of the home sellers or landlords.
When you enter into a Buyer’s Agency Agreement with the Broker, you are simply agreeing “to hire” a personal representative who, by law, must represent your interests to the best of his/her abilities. The first step is to discuss your needs, your dreams, your concerns, and answer all your questions. The next step during our initial home buying consultation, is to address your financing concerns for purchasing your next home. If you do not already have a mortgage lender, I will recommend senior loan officers, who will assist in getting you from the pre-qualification stage to the pre-approval stage.
When you decide to work with me, you will get:

*Search Alerts on properties that meet your criteria.

* Preview Homes in advance on your behalf.

* Keep you up to date on new homes that come on the market.
* Helping you preview homes on the internet.
* Give advice on other homes that have sold, that are pending, and how many days on the market, and how much they sold for, which we routinely call a CMA(Comparative Market Analysis).
* Work with you until we find the home that meets your satisfaction.
* Suggest a offering price based on condition, days on the market, buyer activity in the area, and the urgency of the sellers.
* Make an Offer on your Dream Home in your Best Interests.
* Negotiate any contingencies, or seller contributions on your behalf.
* Get copies of the receipted contract to the lender, and all parties to the contract.
* Assist you in requesting repairs from the sellers during the Option Period.
* Negotiate for the repairs after the home inspection on your behalf.
*Help to resolve any issues that may arise after the title search and title commitment.
* Keep in contact with the Lender to insure Appraisal is Ordered in a timely manner.
* Go over and explain the Title Commitment, and answer any questions.
* Order the survey and residential Home Warranty a week prior to the closing date.
* Assist in the Final Walk Through and Acceptance of the Property.
* Accompany you to the Title Company for the final settlement and closing
* Assist in obtaining the keys to your new home after closing and funding.
* Recommend locksmiths to change the locks after you move in and take possession.
* Send a Welcome and Thank You letter to your New Home 30 days after closing.
* Make Follow up phone calls to see if everything is going alright.
