We are heading towards Labor Day and the official end of summer season in Charlestown RI.  The updated Charlestown Rhode Island real estate market information for July 2012 is as follows:

    2 homes sold for over $1 million

        1 home sold for over $400,000

        2 homes sold between$300,000- $400,000

         8 homes sold less than $300,000

There were 107 Charlestown RI homes for sale in July.

Home sales are equal to June and number of homes on the Charlestown market decreased by 1%.

The strongest Charlestown home sale market is under $300,000.

Charlestown RI Real Estate Report 

Average Home Sale Price in July  2012 was $430,723,  homes sold on average for 94% of list price  and were on the real estate market for 125 days until sold.  Homes sold in July took twice as long as the prior month.

Charlestown RI continues to have a good supply of homes for sale.  Yet the oceanfront and ocean view Charlestown RI homes for sale which are a large part of this real estate market popped a bit this month.  

25 Charlestown RI pending home sales  await closing in July. With 107  homes to choose from, the buyers really have some looking to do. What is the normal showing for a buyer? How many homes do you show them before they decide this is the one?
