A much overlooked way to find out what is going on in a neighborhood is attending GARAGE SALES. This morning I attended one in our neighborhood--the sign was planted right outside of my house and pointing down the road.
A group of homeowners had gotten together for a neighborhood garage sale and BBQ, a great combination on a beautiful day.
Showing up at this "block party" was a real eye opener. Everyone pointed out their home, plus the homes of people who were not there including an owner with a FSBO. Next you hear the discussion about the good and bad things about the FSBO including that it was not selling. Naturally I wondered what its problems were so I strolled over and had a look from the outside:
The "For Sale" sign had a phone number on it but not the SALES PRICE. Now I realize that real estate agents don't normally put their price on the yard sale either, but if I were a FSBO I would do so. In fact, if I were a FSBO I would make a list of amenities and put a few dozen copies out front.
I then remembered that when I first went into real estate I used to put FLYERS OUTSIDE MY LISTINGS. What happened, why don't I do that anymore? Good question, I need to revisit that!!!!!

I don't use flyers but there are some things that I need to revisit myself. Handing out business card used to be a regular thing for me, as time went by and I got busy I stopped handing out cards. Am I too busy to hand out cards?

You ask a great question.
I have been flipping houses for many years, I have the same system for the last 7 years.
1) About $500 in stagging
2) Photos done and one page color brouchure
3) Open house date, all information and photos put into Craig's list
4) I hire someone at $12 per hour for 8 hours, to handout and display brouchure to area Realtors and stores that allow them.
5) I email my database of folks that attended any previous open house
6) At open house, we set up a showing patern that must be followed, everyone attending must register, otherwise they can't see the property
The last open house we did and we do one a month, there were 41 registered and 2 full price offers.
Tom: Good reminder about business cards as well. Sometimes we just need to go back to basics.
Joe: You certainly have your ducks in a row. Especially with a FSBO, it takes more than planting a sign in the yard with just the phone number. Question: do realtors attend your open house?
Hi Hella -- garage, yard and estate sales are a great way to meet neighbors and learn the latest news that we may not normally have access. As far as For Sale By Owners -- I've seen some FSBO signs with websites or QR codes -- pretty impressive. As far as flyers -- I no longer use them.
