New home construction activitiy eased up a bit in July, but still remains comfortably higher compared to last year's activity.  Total housing starts of 746,000 in July are 21.5% above last July's figure...Multi family starts are experiencing a faster recovery with a 31% gfain from one year ggago..many small local home builders are very eager to break ground and build homes, but are constrained by the lack of construction loans..Only the large home builders, who have the ability to tap into Wall Street funds, are the ones getting into action..The home bulding industry , just as in the banking industry is transforming into an unhealthy development of large home builders getting larger and smaller ones getting shut out...

Great stat Suzi. I think we do have some issues with a dump in pending foreclosures by banks. What an interesting time we sell in.

There is a lot of info that showes an increase in real estate sales and prices.  But it is really a week improvement.  Now that interest rates are increasing it could turn negative quickly.
