Any real estate agent working for a broker/member of the Multiple Listing Service (MLS) can provide you with commodity services. The Internet has played a major role in commoditizing these services and given the FSBO easy access and use.

Commoditized services are mostly those services that are “passive”, i.e. you sign up for the service, input your data, then WAIT for a consumer to find your home. Internet sites, by their nature, wait for you to find out about them and wait for you to visit them. Almost all of these services are readily available to you as a FSBO. Unfortunately, many “old school” real estate agents rely on passive sites and processes that you can use yourself, so there really is little justification for their fees and purported services. Passive web sites and services do not provide a predictable, repeatable and consistent process for finding qualified buyers for your home.

Comparative Market Analysis (CMA)

Google Base, Zillow, Trullia, Craigslist entries

Setting asking price with “room to negotiate” (not priced to cause a sale)

Market activity updates

Financing availability and rates

Tile & Escrow company recommendations

Lender recommendations

Seller’s Net Sheets

Buyer’s Net Sheets

Contracts, forms & disclosures

Recommendations for Inspections & Contractors

As can be seen by the above list, the majority of these services are easily and readily available for your use as well.

It is easy for owners who see tools readily available are tempted to sell a home themselves. Please understand that having access to the tools is just a small piece of the puzzle. Just because I can go to Sears and buy a full set of auto mechanics tools does not make me a qualified auto mechanic.
