Connecticut Home Staging:  From Country To Coastal Living Room

One of the most important considerations in real estate is Location, Location, Location!  If you are planning to sell your house, take into consideration its location.  Present your house in a manner that reflects the best features of living in that area.

Properties located in the beach area of Fairfield, Connecticut are highly prized for their proximity to the many public beaches.  As a result, they frequently command much higher prices than similar houses located further inland.

This charming Cape Cod-style house is located one block in from the Fairfield beaches; it's a prime location.  However, little about the interior of the house said so.  This house needed to tell Buyers, "You could be living at the beach!" at every turn.

This is how we turned the Living Room from Country to Coastal:

For this occupied Staging, we worked with the Sellers' furnishings, which included this large brown leather sofa; it's not very coastal.  We needed to improve the traffic flow in the Living Room.

The "before & after" window treatments are demonstrated here.  The window on the right lets in more light and looks more sophisticated.  The oversized TV armoire and chair had to go, as well as the dog bed!

We flipped the room arrangement.  The TV "console" is actually the Sellers' two bunching coffee tables, which are very sturdy.  The point of entry is now much more open, demonstrating great traffic flow..

More coastal-themed accents, rented from Nestings Home Staging, enhance the beach location.  The rug was made from two runners purchased at Ikea and taped together with duct tape!  The the blue chair on th eleft was brought down from one of the bedrooms, and fits better in the space, balancing the blue wing chair.

My favorite things?  Those pillows!  While they have an iconic coastal motif, they are done in dark colors on a dark linen.  Pastels would not have worked in this space, with the blue chairs and brown leather sofa.  Those pillows really make the room!
