Princeville Kauai condo (and house) + short sale update for the week of Aug 12th to Aug 18th

Aloha,

It’s a beautiful weekend here on the North Shore and most other parts of the Island, but the big news is a wildfire below Kokee. This is the update provided by Channel 2 news: “Wildfire burns over 1,000 acres on Kauai.”
UPDATE:Crews continue to make steady progress in fighting the wildfire on Kauai that has burned over 1,000 acres in the Kokee area.

Roughly 40 personnel from multiple agencies, including: the Kauai Fire Department; the Department of Public Works; the state Department of Land and Natural Resources; the Pacific Missile Range Facility; and private contractors continue to work together in battling the blaze that began shortly after midnight on Friday.

Fire officials say the fire is about 20% contained. Fire Chief Robert Westerman estimates the fire is roughly 20% contained.

Power to a pump house that provides water to the Waimea community has been fully restored; however, there is one more tank that remains without power this morning. As a precautionary measure, the water conservation request remains in effect for the Kekaha community.

Fire officials say crews from the Kauai Island Utility Cooperative will now be allowed into certain areas to inspect and repair any damage to power lines. At this time, power to the Kokee area remains down and therefore the voluntary evacuation for residents and businesses in Kokee continues through at least Sunday.

Kokee Road also remains closed and access to Waimea Canyon Drive is limited to residents only. The cause of the fire is under investigation.

New Listings:

Sandpiper 115, a ground floor unit, is listed for $239,900 after being purchased for $210,900 in 3/10 as a bank sale. Ocean view Sealodge G-4 is on the market for $349K, having last sold for $385K in 11/03. It was previously listed from 5/08 to 10/08 for $777,777 and again from 5/10 to 8/11 starting at $529K and reducing to $396,700. This is a ground floor unit with no common walls – just a unit upstairs.

Back on the Market:

I don’t know what it is with Puamana 12B priced at $344K, but after going back into escrow for a second time on 8/12 it came right back onto the market the next day. Priced at $344K this unit was purchased for $540K in 8/05.

Contingent:

Short sale Cliffs 4202 went into escrow while priced at $299K, having sold for $590K in 9/07. Plantation 1012 reduced from $499K to $469K on 8/12 and went into escrow on 8/14. This unit was purchased for $4560K in 12/05 and is not a short sale.

Sales:

Bank owned Hale Honu 10A closed for $242K cash, slightly up from the asking price of $237,405. This townhouse style condo was purchased for $510K in 8/05 and foreclosed on in 8/10. Villas of Kamali’i was listed for $528K and sold for $530K . This short sale sold for $649K in 7/04.

Under Contract:

Sealodge E12, priced at $399K went quickly under contract from in escrow. Should be closing soon!

Expired:

Hanalei Bay Resort 3305-06 expired after a year on the market priced at $695K. It sold originally in 9/87 for $157,500.

Withdrawn:

Sealodge B3 was withdrawn after 158 market days priced at $389K. This condo sold for $215K in 11/11. Villas of Kamali’i 22 was withdrawn while priced at $799K for 105 days. This townhome sold for $950K in 6/07.

Price Changes:

As noted under in escrow, Plantation 1012, which sold for $560K in 12/05, reduced from $499K to $469K. Mauna Kai 5A, which was purchased for $211,050 in 11/09, reduced from $329K to $305K.

The summer is almost over and we’re at 40 sales so far compared to 69 last August. We’re ahead year to date however, with 549 sales compared 519 last year this time. Still plenty of good buys out there – especially if you have the patience, (a lot of it is required) for a short sale. Some go through rather quickly but most drag on with one hitch after another. All you have to do is hang in there and you can end up with a nice property for a good price.
