open houses mls listings phildelphia Open houses....argggghhhhh.....yup dead as a graveyard, but what did I expect? Advertised with flyers, online, and I even used the marketing materials I blogged about the other day “The Secret to Getting Philadelphia Homes Sold*or Any Market*.” I mean really, what did I expect? Middle of August in Philadelphia, the last resorts for family vacations before school starts, and it was one really nice day today? What did I expect? Oh woest me....wha, wha, wha....

 

Does that sound familiar? Get over it. Okay so I sat in a really comfy chair and was able to read part of the book I have been struggling to get to, peace and quiet, away from the wife and children, able to sit and think, and able to get a bit more details from the clients before they left. Was it fruitful? You bet!!!! Okay so I did not get any stragglers, or a few extra bucks in my pocket today, however, I became slightly wealthier, and wiser.

 

Most people will hem and haw because the Open House did “turn out the 'Way They Wanted'” and fail to see the other opportunities before them. I did notice a great opportunity before me, and will start to implement it the next time, and it will be time-blocked just for that purpose. What is it? Well I started to ask that question about an hour and a half into the Open House today, and that question was; what would I do? If I was serious about searching for Philadelphia homes for sale, when would I look?

 

I looked at the demographics for the area and the average age group is 35, so that puts it between 30 and 40 years old. Now taking that age bracket into consideration, just by deductive reasoning, they are either engaged, married, and / or have children. As of this blog I am 42, and I know what I am doing on weekends, cleaning, trying to catch up to the honey-do list, mowing the yard, spending time with my children, and yes some time with she that needs to be obeyed, church, or spending time with family friends. All that I mentioned will trump looking for a house on Saturday or Sunday. So looking at that, the answer was found, during the week after work.

 

Look at it...no rush, not infringing on other projects, plans, or taking away time from the family. As for the agent....get this....no competition. It would be much easier to get contact information, as we all know it is difficult sometimes, and time can be spent with the prospective client; knowing they are not in a rush to get to another open house.

 

Well I'll put this into action and see what happens. To your success.....

I have stopped doing open houses...not because they are not well attended but because there have been quite a few instances of thieves targeting them and stealing from the homeowners.  I think your logic is sound though.
