Sarasota County Florida - Seller Closing Costs
This post was inspired by a seller I was working with, who owned a property. They had no idea how much are the seller closing costs in Sarasota County FL were because they had not sold any property for over 15 years.
The following will show the itemized closing costs.
Customary Seller Closing Costs in Sarasota County FL:
For Conventional Mortgage:
1. Doc stamps on deed ( 70 cents per $100 based on sale price)
2. Real estate commission
3. Pay off existing mortgage (if applicable)
4. Process satisfaction of mortgage
5. Courier fee
6. Property taxes prorated to date of closing
7. Home warranty (if applicable)
For VA and FHA Mortgage:
1. Loan discount points (negotiable) (70 cents per $100 based on sale price)
2. Tax service fee
3. Underwriting fee
4. Document preparation fee
5. Doc stamps on the deed (70cents per $100 based on sale price)
6. Inspections required by FHA/VA or contract
7. Final inspections
8. Assignment of mortgage (if applicable)
9. Termite inspections
10. Roof certification and 4 points inspection(depends on age of home)
11. Process satisfaction of mortgage
12. Courier fee
13. Real estate commission
14. Payoff existing mortgage(if applicable)
15. Property taxes prorated to date of closing
16. Home warranty (if applicable)
Seller Closing Costs in Sarasota County FL
With a FHA or VA loan there are certain fees that the buyer is not allowed to pay for, so that the seller pays for it.
Usually what happens is the seller agrees to pay a certain amount of the buyers closing fees and prepaids. If the seller does not agree to pay a certain amount of the buyers cost, they will not be able to close with that type of loan.
The customary seller closing costs covered as to the break down, it all really depends on the loan. Some fees can be paid by the buyer on a FHA loan but those same fees cannot be paid by the buyer on a VA loan.
The loan discount points are a lenders charge.

Great information for sellers in Sarasota County, Kwee. It's very similar to us as well in Martin County.

This is such good information. I find myself going through the list from escrow and the net sheet i prepare and explaining every line. Sellers and Buyers need to know what they are paying for and as a Realtor, we should always be glad to explain it. Your post is very informative.

Great information, people who not sold or bought a house in 15 years have no idea what is going on. I had this man tell me he had bought x number of homes and that when a loan officer told you you were done then that it was it you got a loan; I had to explain to him that what the loan officer meant is his children were done with the loan app and that. I asked how long did you buy this he told me 15 years I told him that market has changed and that things were different now. Good post!
