Over there years in real estate there is a lot that you can learn!  It is possiblereal estate lessons to learn so much from every aspect of the deals that we do! There is a buyer side, a seller side, a legal aspect, financials, disclosures, inspections and mechanics, showing protocol, social interaction, flaring tempers, profits and losses!  We can even learn from others, what to do, and what not to do!  Experience is one of the best teachers!  It can pave the way to new successes if we are willing to learn from them.  If we refuse to learn stubbornness will hasten our own longevity in real estate.  Here are a just a few of the many lessons I've learned in real estate:

  1. Never comment negatively about a property in front of a client!  They may like it! "One persons dump... is another persons castle!"
  2. Do not waste time previewing for a client that has not commited to working exclusivley with you!
  3. Never show a person that isn't qualified.
  4. Do not show "VACANT" homes to persons you do not know!
  5. Never ever do a deal for free.  Cover your costs! Doctors, lawyers and accountants don't say this one is on me!
  6. Never, ever allow a person to pre-occupy a home prior to closing!
  7. Meet all persons on the first occasion at your office.
  8. Ask potential buyers do they have to sell a home before they can buy?  Is their home currently on the market?  Is it listed?  With whom?  Will that be the agent that will be writing the offer if they decide to buy?  If so they need to show you.
  9. Is the potential buyer in a lease?  When does it expire?
  10. If your seller pays the closing costs, try to close where you are in the loop!
  11. Do not patronize clients!  They dislike it!
  12. Determine who is making the decisions!
  13. Learn to watch body language!
  14. Learn to listen to the needs.
  15. You need to ask if the buyer is working with any other agent.
  16. Free information to persons that are not your clients is a loser...it does not pay the bills, and if you are doing it for future good will it still won't pay tomorrows bills!
  17. When stuck in a bind at a closing table where a few hundred dollars will allow you to move on...remain quiet.  The first one to speak will pay for it!
  18. Do not buy lunches or meals until your clients have written an offer.
  19. Never allow your clients to purchase a home without title insurance, inspection or plat.
  20. Dual agency is the quickest way out of real estate.
  21. Never concede to much on the first round of negotiations!
  22. Never speak in derogatory terms about another Realtor!
  23. Every contract, negotiation item must be in writing!  No verbals!
  24. Never Blog or share privilege information of past clients!
  25. Never discuss commissions outside your own brokerage, and never with anyone else!
  26. It is OK to fire clients!
  27. Do not BS anyone!  Learn your market, and be able to quote the statistics with your eyes closed!  Become the expert they need!
  28. Alway be honest and above board!  Honesty is always the best policy!
  29. Never boast about accomplishments!  They are easy to look up!
  30. Gadgets and technology will never replace service!  They can only compliment it!
  31. Get used to change it happens a lot!  What worked yesterday may not work to day! 
  32. Remain teachable!  There are always better ways to do something!

My father gave me great advice before I got my license- he told me to shut up LOL

Actually, the conversation went more like, "Dad, I am thinking of becoming a real estate agent. You use do that, what do you think?" "Daughter, I think you might enjoy it, but you will have to learn to listen. You talk too much."

Gotta love family.

Jim - Thanks for the reminders and lessons!  I like #17 and #20 in particular.  Be quiet!  As for dual agency, I am not here to debate it however, I personally agree.....just don't see how it can be done effectively.

Thanks Jim for the reminders. I think one of the hardest things for agents, especially newer agents, is to say NO to a potential listing or to FIRE a client.  Also, in today's market, Buyers Agreement, Buyer's Agreement, Buyer's Agreement!!!!  Make it a standard part of business and require all your Buyer's to sign one.  One of the most frustrating things is showing a buyer homes and then losing them to another agent who happened to be in the right place at the right time and sealed a deal with them.

Carol Bull  Yes, but the advice that I received was some of the best ever in real estate.  I was in a home once that was filthy...it was so bad you almost could gag!  As I went to say something...the buyer was all welled up almost to the point of tears!  I said..."Sad isn't it?"  They said "Yes,...it reminds me of my home growing up!"

Kay Van Kampen Springfield Missouri Real Estate  Thanks Kay!  I really appreciate that!  I sometimes thing in real estate we need a back to basics class that  instructs how to really do business.  I am over most of the big trainers because they do not actively buy or sell!   The big Internet teachers...the Internet as we know it with IDX, virtual tours, geo-mapping did not even exist when they sold homes...today they hold themselves up as real estate experts.

Jim, I think the meeting of all persons first at the office is a VERY good one not only for the women but also for the men. It is not all that difficult and that is where you start to do your business and establish the relationship. It is also a good safety move nowadays.

Firing a client I don't think agents think about, but makes perfect sense in some situations.

Embracing change and adapting are key too. Well thought out Jim. Thanks.
