How to Sell Your Pascack Valley Home in 2008

Everyone has been reading about the difficulty in the Real Estate Market in the newspapers, magazines, and watching numerous commentators on the Television comment on the current state of the Real Estate Market. How then does one go about selling a home when everyone is crying doom and gloom? Are homes selling in today's market?  The answer is a resounding yes!  It is necessary, however, to follow some solid advice given by some Real Estate Authorities.

1.  It is important to remember that 90% of the business in Real Estate is sold by the top 10% of the Realtors.  Aligning yourself with the top Realtors in the area will give you the ability to work with a professional who has a track record of success and the ability to get your home sold.  Barbara Corcoran, in her blog, http://barbaracorcoran.com/blog/, states that one of the biggest mistakes a homeowner can make is to choose the wrong Realtor.  The first question to ask is "How many homes did you sell in this area in 2007?"  If the answer is a number you can count on your fingers, you should probably look elsewhere.  Choosing a Realtor is a business decision, and should be treated as such.  The New Jersey Association of Realtor has designations given to Realtors based upon their production, called "Circle of Excellence.' These are awarded yearly, with the top designation being Platinum, followed by Gold, Silver, and Bronze, and are industry standards set by the NJAR. 2007 Designations will be officially announced on February 1, 2008.

2.  It is recommended in Corcoran's blog that you go to the top Real Estate company and interview the top five   agents from the company.  They will have a track record of success, particularly in this difficult market, and you will find that one will suit your needs.  This is not the time to take a chance on hiring a Realtor for "warm and fuzzy" reasons.  In a market such as that we are currently in, productivity is the measure of success. 

3.  Once you have chosen a Realtor who has the experience and track record of success needed to sell your home, listen to their advice on pricing.  Overpricing in this market is counterproductive, and could cost you significant dollars should the market decline while you are selling your home.

4.  Allow the Realtor to assist you in "Staging Your Home" so that you can allow your home to shine.  This often includes moving some furniture, uncluttering counter tops, and cleaning closets.  This is the perfect opportunity to do your Spring Cleaing early!

5.  Try not to be around when your home is being shown,  Often potential buyers will be able to "bond with the home"  if they are there without the homeowner being present.
