Everyone knows and respect J D Power and Associates client satisfaction survey. But sometimes there are flaws with responses. And I feel this years survey in Virginia may have a few flaws.

 

In VA, JD Power seller said they were unhappy with their agent. They claim they got less money than they thought they would get. According to the survey, sellers claim to only get 89%. But sales statics from the MLSs prove the average home sells for 97.2% to 98.3%. How can the numbers be so off? It could be many different reasons but I would suggest it has more to do with sellers overall misconception of the current market values and the desperation of some sellers feeling trapped in their current situation. In general, people will go out of their way to complain but do not respond when they are happy. Lets face it, how many letters or phone calls have you made when you were unhappy? How many letters or calls have you made when you were happy?

I am guilty as charged, quick to call in a complaint, not so quick to give kudus to a job well done.  On the flip side, I obsess over one complaint vs remembering all the wonder compliments I have received. No doubt I have the whole picture backwards.

It could be that the sellers were including seller concessions in their data.  In our area, seller concessions for closed sales are not part of the MLS data.
