The Valencias Real Estate Market Report for July 2012 includes the Active Adult 55+ Communities of Valencia Falls, Valencia Lakes, Valencia Pointe, Valencia Palms,Valencia Reserve, Valencia Shores and Valencia Isles. These senior housing, active adult 55+ or baby boomer communities are located in Delray Beach, Boynton Beach and Lake Worth, FL.
All information was obtained from the Multiple Listing Service and sold by various MLS participants. It is deemed accurate but not guaranteed or warranted. This report does not include any private sales.
In June there were 16 homes sold in the Valencias, 16 less than last month. Inventory continues to be very low in the Valencias at this time. Closed sales were mixed this month in all the Valencias.
The sales vary by community. Again, this could be a result of a particular model home sold. For example, they may have sold a 1500 square foot home one month and a 2700 square foot home the following month, thereby accounting for the price differential. The Valencias remain one of our top luxury active adult communities. It is my opinion we are still in a price-driven market.
The Valencias are pet-friendly communities!

As of July 31, 2012 there were 43 Active listings for sale in the Valencias. There were 15 Contingent Sales meaning they were under contract but not all conditions of the contracts had been met yet. And, there were 10 Pending Sales waiting to close.
