I recently attended the Florida REALTORS Annual Convention and sat in on a well-attended session on Listings.  HUGE topic of conversation there!  I also subscribe to Tuesday Tactics by Scott Levitt, an industry newsletter for real estate and business professionals.  In this latest edition of Tuesday Tactics, Scott brought up listing presentations and asks if you use a Pre-listing Kit?

I’ve been in the real estate world for nearly 30 years and gladly share my knowledge and experiences with others.  As an online marketing specialist, I have used a digital pre-listing kit for years when I was selling real estate, and strongly recommend it to our clients today.  It helps your Sellers get to know you and your team better, learn about your services and allows them to digest lots of details before your actual listing appointment.  Most importantly it sets you apart from the rest of the agents vying for the listing.

Here is a representative example of what Scott suggests to include in a pre-listing kit:
 

1. A personalized cover letter

2. A "communication one-sheet" detailing all of the ways (and the best ways!) for getting in touch with you

3. A bit about your experience in real estate (remember to keep this relatively free of jargon... clients may not know what your various designations mean!)

4. A short marketing piece with a focus on your blog or Facebook Fan/Business page as well as any "case studies" you have from previous sales

5. Short bios of any team members who support you.  This is a good time to highlight any companies you partner with who will help market the home-- from SEO companies, video professionals, or other marketing experts--(ahem...Listing Solutions)

6. Testimonials from past clients (including links to videos on your website if you have them!)

7. Any relevant press concerning your experience, community involvement, or charitable causes

8. A property disclosure form which covers the condition of the home, property taxes, and any unique features the home possesses

9. An open form for your prospects to write down questions they have about you, your service, or the home selling process


Listing Solutions would recommend that you put this together as an online marketing presentation that you can email to your client before your Listing Appointment.  Yes, you can print it all out as a physical kit, but in today’s market you can you present yourself as a tech savvy agent by preparing a power point or video presentation and sharing it with your client beforehand.  Need some help with it?  Give us a call, we would be happy to assist you.
