Listing agreements between sellers and brokers have been, and continue to be, the most common employment agreements in real estate. Commercial brokers have long used buyer listing agreements, sometimes called agreements to find real property, and the number of residential brokers using these agreements is increasing.

A broker who has entered into an employment agreement with a buyer may be a single agent or a transaction broker or have no official brokerage relationship with the buyer.

Buyers often resist signing an exclusive buyer's agreement, and many licensees don't ask for the agreement. A buyer who agrees to pay the broker a commission, reduced by any amount the seller pays, might request, for example, that the broker show for-sale-by-owner properties and foreclosure properties. A broker whose commission is not protected might avoid showing such properties, which often are excellent bargains.
