$2,655,000 in new home sales, the first six months of this year, 2012. I would have to say the market is picking up, but before that there was the months and months of groundwork, meeting with clients, matching builders with buyers reviewing floor plans, showing homes and selling a neighborhood or two.

My focus for the last three years has been on Portofino, the wonderful neighborhood in Clayton, that is the premier community for custom built homes on large lots in Clayton. It has been a challenge up to this point with super tight restrictions from the lenders both for the builders to build spec homes and for buyers to meet credit guidelines. Some of my clients I met two years ago......let that sink in! Two years of planning, meetings, reviewing plans and sometimes it takes that long as people are relocating to Clayton,NC they want to make sure this is the area they want to live in, this is the community they want to be a part of and this is the builder they want to work with.

So what did I do to get $2,655,000 in new construction sales in six months, well there are a couple of factors, being the onsite agent helped, but  knowing the neighborhood and all the amenities is crucial. Knowing the surrounding area, the schools, the transportation infrastructure, the hospitals, jobs all play a role in making sales happen. Not everyone wants to be in a community like Portofino so it’s important to have  a builder who can build on other lots in other communities or even someone elses land.

Knowing the builders and their homes goes without saying as of paramount importance and this is where it's important to have a builder who keeps me informed of the build process and up to date with changes or delays. Not all builders are created equal.Homes for sale in Clayton,NC

The real estate market in the greater Raleigh area is gaining momentum, developer groups who traditionally developed only in Wake County are now focusing their attention on Johnston County, where there is still land that they can develop with larger lots. July sales in Johnston County were up 45% in July and 23% in Wake County! We are seeing a definitive growth spurt probably not on the scale of this past month, but the attractions of new shopping centers and the excellent schools coupled with the fantastic value for money will continue to keep quality builders working.
