The BEST part about having a job SELLING REAL ESTATE in the Manchester NH is that everyday is exciting.

So when a buyer calls and states they would like to see a home, I ask the standard question if they are working with a agent and they reply "well kind of, my friend is an agent and she said "Go look at homes and when you find one I will write the offer for you."

I asked if she was their buyer broker and if so they would need her to call to set up the appointment. The buyer replied "Oh No" she told us to go ahead'. I asked for her name and number and called her. Her reply when asked if she would like to accompany her buyer was "There is no need for that, she works a full time job, she does not have time to show them homes. For me to show them and she will write any offer. I asked if she had a Buyer Broker agreement and she said "No, She was not representing them, just writing their offers."

I called the buyer back and agreed to show them the house as i had another showing just before the time they wanted. When i met them I gave them the Agency Disclosure that i was the sellers agent.

Soon after.... we are looking at the home. The husband stayed with me as we went downstairs and the wife grabbed the kids and headed out back.

The showing got more interesting from here, which is a story for another blog....

At this point there is no offer so no additional worries... To not show the home would punish the seller... If they ask me to write the offer, they have no contract with the other agent, technicallyi could.... and lastly if she writes the offer, what percentage is she entitled to compared to what she earned?

The moral of the story so far is if you are a buyer, you really need to choose an agent that will stand by you through each step of the buying procss. This agent is sending them out on their own to look at homes and wants to tke the glory by writing an offer based on a home she has never seen. This is not helping the buyer in any way.

 

TIPS OF THE WEEK

WHAT CAN YOU DO IF YOU WANT TO BUY A HOME?

 

1. GET PREQUAILIFIED with a local and Trusted Loan Officer. The biggest factior in buying a home is whether you can get a mortgage, how much they will loan you, how much you will need for a down payment and closing costs and what price range you should be looking at.

2. HIRE A BUYER AGENT: Here in NH a buyer can usually hire a buyer agent at no cost to them. The Buyer Agent gets paid their commission from an amount the listing agent has possted in the MLS. As a buyer you really should have an agent who guides you through EACH step of the Buying process.

HOW DO YOU KNOW HOW TO HIRE A BUYER AGENT?

1. Choose a FULL TIME Agent. You want an agent whose sole job is working in Real Estate. You want to make sure they are available when needed to answer questions or be guiding you through the buying process.

2. Choose a Full Service Agent. Sure discount brokers may charge slightly less but you can get substantially LESS in the service you receive. You want someone guiding you trhough EACH step, not just the easy one's leaving you on your own through teh harder or stressful ones.

3. Choose a LOCAL agent. Too many agents from out of town and even out of state are looking for you to hire them. They may not know your area, your neighborhood, not know your children's schools, where you shop, which church you go to and may not be able to be there on a moments notice when needed.

4. Choose an Experienced Agent. Not every agent is experienced with all types of homes, areas and types of sales. Choose an Agent that is Experienced in SELLING Homes. It is what we do and what we do well.

5. Choose an agent who will ASSIST YOU THROUGH EACH STEP of the Buying process. There is nothing worse than being left to fend for yourself. Your agent should be there through each step, answering your questions, guiding you and giveing you peace of mind.

I would not agree to this, okay if the  buyer's agent was sick or on vacation, but I don't think it's in the best interest of the seller. Having an unprofessional agent on the buying side is not going to help a transaction. The liability of you answering questions with out the buyer's agent there is to great. I explain to the buyers that it her agent's job to show her the property and if her agent is to busy they need to find an agent who can find the time for them.

So the other agent wants to keep her regular income but wants a  commission for you showing them the house and her writing the offer. Disgraceful. But I agree that you don't want to penalise your seller. I would write the offer up and to h... with her.

You did the right thing for your seller in showing them the property.  In Texas, if we act as an intermediary without appointments (sounds like your transactional) we are not allowed to give advice to either party.  Lots of sellers do not appreciate that since they are paying the commission and now they are left on their own since their agent has both sides. The other option is to have the brocker appoint another agent to work with the buyer. Each agent can then provide advice, but NEITHER can disclose confidential information.  The agent appointed to the buyer is typically paid a very nice Internediary fee for their time -- according to the broker's individual company policy.

I would show it and write it and pay out the commission as I am a believer that what goes around comes around... But that doesn;t mean I would like doing it at the time...but I am working for the seller and that is what really matters,

I would and I have told orphaned clients to call their agent as soon as they step out of the house, explain what happened to them here, and to set an appointment to visit that agent at the agent's office and spend at least an hour discussing REPRESENTATION.

These buyers don't know they've been dumped on the highway like an unwanted cat - left to fend for themselves in a World They Never Made.

We can set them straight by telling them to keep in contact with their agent.  How are they EVER going to learn if EVERYONE dodges the job of educating them?

Well done, Scott. Keeping your seller's interests on top is important. Being nice to those being treated poorly by others is bonus points as well. They might just choose "your" listing over another because you accommodated them.

Good lord, Scott, that makes my head hurt....  I guess it's good work if you can get it, huh?  If you cannot provide top notch service to your clients, let them hire someone else.  Any agent who treats a "friend" this way is not a good agent, or a good friend, IMO.

When i get those calls, I tell them I first need a copy of their pre-approval letter from their lender. If they don't have one, and the agent doesn't have one, I might or might not agree to the showing. Just depends on how much time I have available.

Real estate is easy!

When I am done with my full time job, I will check the email for the address of the house my buyers are buying.

After the kids are in bed I will type up the offer. My buyers can sign it electronically. Next day, I will send it to the listing agent and wait to collect my commission.

One of the first questions I would have asked is why do you want him/her to write the offer? Leads to all kinds of answers, Oh she is my sister, or she said she would rebate X amount, or several other possibilities.

Last one I got was a rebate, I just said well I will show you that house and rebate X plus Y for that one property and we can put it in writing and if you don't want to buy that house you will be free to go back to doing whatever you want to do, how does that sound. Yes, was the answer, then the call down the road from the agent, you stold my buyer. I said no, I was raised in the West and I always check for branding and that maverick didn't have any, you just can't just let unbranded cattle be running around the scrub brush unbranded and alone. Did you have a BBA they didn't tell me about? No,Better make sure you accompany your live stock from now on and don't let them be out roaming the countryside unbranded.

This new trend of please show my buyer property for me and I will write the offer and give you nothing for your help and time is BS and seems to be growing.  So my new policy is to charge a showing fee if not one of our listings and if there is a BBA, or a one time BBA if the buyer is a free agent. These new buyers are not even concerned if your the listing office, they expect you tol do the activity for them, it is your job and after all it doesn't cost you anything and they aren't going to make you write up an offer or anything and they will be happy to recommend you to some other user to see houses they aren't going to use you to buy.
