Can you afford to take on BPOs?

I just had another call asking if I would do a BPO. The answer is always "sorry, no".

In a way I am sorry I don't do some of these just to see some of the new REOs coming on the market and, who knows, maybe even get some REO listings. But that's a long shot and I do not want to spend the time to do this work.

AND WHY NOT?

1. I am a real estate broker not a newbie starting out. 

2. I am working hard at growing my business. And I have some great plans for 2013 that I am preparing for now.

3. I have some great listings for our area. That's where I need to spend my energy.

4. I've had some excellent sales this year, exceeding the last three years.

PS. Sorry about the short blogs the last few days but I am WAY busy right now. And, oh yes, that's another reason why I don't do BPOs.

Hella- I agree when you are too busy you should say no, but generally speaking if I am too busy I get someone else in my office to do it.

in 2011 I paid off my car note with only BPOs and much good came form it

  • I had knowledge about new REOs to give my investors before they hit the market.
  • I learned more about my market than I had ever known before
  • it was a great suppliment to my income (I can do 5 interior BPOs in a day for $100 each)
  • and it did in fact lead to some new REO listings

Hi Tammy: I'm so glad that BPOs are working out for you. I know they do here as well, other agents are doing them. It's always tough to turn down any business, but I am going towards a different direction with my brokerage.

Hella - BPOs are still illegal in my state (although that is likely to change), so I say no for that reason.  The going rate is $75 and that just doesn't make sense to risk ones license for that kind of money.  You have to say no to some opportunities in order for others to open up.  I can see Tammie's reasoning for taking them.

Gail: I didn't realize they were illegal in some states. But they still pay $75 to agents? Wow, that's taking a risk then. Here it just takes a lot of time and I really want to spend that time developing new business.

All of us in business know what we are worth. Some are willing to sell themselves for cheap dollars.

I seldom get calls for folks that are referred to me, that ask what my rates are. Whenever I am asked that question, my response is, "If rates are the only reason you contacted me, I'm not the right mortgage person, as there is always somebody that is willing to work for nothing. I seldom lose that client.

Hella -- interesting to see different points of views from different areas of the country.  I think it's great we can be in a position to say Yes or No to a business question based on many different factors -- time, money involved, desire .....
