Dream HouseWhen searching for your dream home in the Glenview area, settling for a less-than perfect dream house probably isn't something you want to do. But in the end, it may be the best thing you can do, at least for now!

The first question you should ask yourself when starting your dream home search is: Should we look for our perfect dream home now, or wait until we can really afford it and look for something a bit less spectacular for now?

In order to find the answer to this important question, start by checking your credit rating in order to determine just how much house you can afford. The three main credit agencies will give you your credit report free, so it won't cost you anything to find out where you stand on this matter. Your credit rating will help set your mortgage interest rate, so if it's not quite as good as it should be to get the best rate, consider paying off your credit cards and any other debts you can to increase your score before the lenders start looking at it. When you're ready to look for a loan, be sure to shop around in order to get the lowest interest rates and fees.

Now make some lists. You'll need a list of things you'd like to have in your new home, and a list of things you must have in your new home. If the must-have list is a bit long and pricey, you may have to pare it down to an absolutely must-have list. This will give you a better variety of homes to look at, some of which should be lower priced. Be sure to consider location in your needs. Since location can't be changed, it's usually better to give up something else on your wish list in order to purchase in a great neighborhood rather than in a so-so neighborhood if you find you can't afford to do both.

Set up a budget to be sure your income is sufficient to cover the immediate expenses you'll incur when you purchase your home, as well as the cost of home ownership for the first year. Your Realtor® should be able to get you the figures for utilities, property insurance and taxes on the home you're looking at (or on a phantom home in your price range), as well as the costs you'll have to pay when you close on the house.
