Morris County NJ Occupied Home Staging Transformations

As a Morris County, NJ Home Stager, my niche is occupied home staging. I love working with clients, using and repurposing their existing furniture and updating their spaces with our extensive accessory inventory. This keeps costs low, (no furniture rental) yet gives rooms a whole new, updated look.

When staging an occupied home, first I catalog all my client's furniture including what I find in their attics and basements - you'd be surprised! Then the challenge begins as I envision where I can repurpose it to create fresh new spaces.

My client's kitchen is a mess because they were in the middle of cleaning and throwing away accumulated "stuff" they hadn’t used in years. Kudos to them for doing the work and it really paid off!

During the consultation I suggested they remove all dated vertical blinds and ceiling fans. I repurposed a smaller kitchen table that was being used as a desk in another room. It was perfect for the space being more contemporary while bringing out the black in the beautiful granite and was a nice contrast with the light colored walls.

This before photo was taken the day of my consultation:

After: sunny, bright and updated - just what buyers want!

2nd Angle Before:

After: light, bright an airy with contemporary black bar stools...

For the sun room, again I had my clients take down all the dated vertical blinds. To stage this room I used wicker furniture stored in their basement. (I repouposed the two chairs pictured and used them in the living room - see below.) Occupied staging is all about getting creative, using what the seller already has while updating with accessories.

Before:

After:

The window treatments and art really dated this living room. Once we removed them,  brought in two chairs from the sun room and added Elite Staging's rented accessories, this room is much more appealing.

I really hate vertical blinds my daughter is renting and I keep trying to convince her to store them in my garage and leave the windows alone. Also great job as usual

Kristine:

You are a staging genius.  I think staging occupied homes would be harder than empty home, but you show that it can be done beautifully.  Those before and after pictures show your talent as a stager.  Nice job.

Kristine, congrats on the feature! You show beautifully how we stagers can come in and make a big difference often by just repurposing what the buyers own. That's why I prefer to see the house before the seller starts pre-packing.

Thank you so much for all your comments - I've read them all and appreciate each and every one! Due to a long, long day and time constraints, I'd rather stop by your blogs and see what you are up to. Have a great weekend and look for me on your blogs!

Pam #3 - we live in such a small world. The next time you're in town give me a call and we can have lunch. Thanks so much for subscribing and I subscribed to your blog too!

Chris & Dick #24 - the room was a mess b/c they were in the middle of decluttering and cleaning the entire kitchen top to bottom. They are actually pretty clean people...but you'd never know it from the picture:)

Tammy #26- I just staged this home 2 days ago, so keep your fingers crossed. It goes on the market this weekend and I'll let you know! Thanks so much!

Margaret #28 - "decluttering" is a word used by stagers and I believe it's now an actual term. Thanks for asking and stopping by!

Kris, you've got the magic touch.  What a great transformation with the same items.  You know I keep your blog hidden from my wife.  She'd be calling you to come down and re-purpose our house.  Of course, that might mean getting rid of some of my toys.  Not good.  8-)

Kristine, Big difference...HUGE! Especially love what you did in the kitchen. I agree, vacants are fun, but occupies are much more creative so more fun even. I love them, too.

Hi Kristine, staging occupieds is a real talent. Unbelievable difference you have made in this home. I had to go back and look at the first few photos to see all the details. I know of some stagers that won't even touch occupied homes as they cannot see past the clutter. You are very talented to be able to envision the changes that were possible in this home. Congratulations on the feature!
