Local real estate markets and bulk buyers. Coweta County Real Estate Report.Coweta County Georgia is the southwest corner of one of the largest metropolitan areas in the United States.

And its proximity to Atlanta and the Hartsfield-Jackson International Airport combined with value priced real estate has attracted investment buyers from across the land.

The most recent phenomenon that we are experiencing is bulk buyers. These institutional purchasers see the value in Coweta County and are gobbling up every good property in sight!

Investment purchasers do their homework. They seek the absolute best opportunity for return on their capital outlay. And they come to Coweta County because it makes good financial sense.

While individual owner-occupants straddle the fence of complacency, all of the good houses for sale are disappearing in days at the hands of market savvy investors!

As a result, prices have stabilized and correctly priced houses spend fewer days on the market. For the first time in quite a while, it’s a great time to sell!

And that’s good news for Coweta County homeowners!

Institutional buyers have entered Phoenix the same way. They have made rentals into a commodity.

Richard, 

It's a whole new world with sales in Atlanta.  Multiple offers at all price points even over a million dollars are normal.  Buyers sometimes have to learn the lesson the hard time by losing out on a house or two before they know they have to move quickly when they see a good home - in price, location and amenities.

We are seeing this too in the northern burbs. There is a lot of Hedge fund money sloshing around out there.

When are the individual buyers going to wake up?  We have been telling them and telling them that prices will never be lower, interest rates will never be lower, what else can we do.  The smart ones buy and the bulk buyers (the smart ones) buy and the rest complain.

Richard, we are also seeing homes correctly priced snatched up in days. I am currently working with a buyer who wants to take several days to contemplate a purchase before writing an offer. He has already lost out on three homes. Buyers need to act quickly when the find the right home.

Richard - when you say "bulk" buyers do you refer to out-of-town investors or just a lot of people who decided to buy at the same time?  Either, it's a great thing to spur the local real estate market.

I keep telling my clients that it is now a sellers market in Alameda.  Prices have increased 11% since June 2011.  We haven't seen bulk buyer, thank heaven.

Richard, your area has always been so charming - and the proximity to Hartsfield Airport is such a plus. I wonder if there is something else planned in your area that savvy investors know about but the public don't think about? Here we have a merging industry at the port in a few years once the dredging is complete, but most folks here don't think about it. Investors are, though. Sharon

I didn't know where Coweta County GA was until this post.  I thought you were strictly country/rural GA.  I'm not sure if there's a parallel, but our Silicon Valley market firmed up quickly in 2008 & 09 when investors couldn't resist the REO deals which were priced by lenders at 50% of previous sale prices.  Investors put a floor under our market and prevented additional erosion.  I'm guessing that in 5 years Coweta investors earn big returns.  Are they paying cash or financing purchases?
