Frisco Texas Real Estate Sales were up 0% in July 2012 over the same month last year with 305 homes selling this month! For the year to date, overall home sales were at 1,988 homes sold, a 14% change from last year.

The Texas home market for the first quarter 2012 in the DFW Metroplex is overall improved over the last year. With both prices and interest rates at historic lows, this is an idea time to purchase for both new home owners and current home owners moving to larger homes. It is key to have your financing and prequalification work in process to insure a smooth transaction. As the spring begins and school ends more homes with be put on the market and more prospective buyer will be looking for homes. Traditionally the second and third quarters are the busiest in the real estate industry.

New Frisco Texas real estate listings experienced a 25% change for the same period last year with 453 homes listed this month. For the year to date, overall home listings underwent a 4% change with 3,013 homes listed this year. Listings pending sales this month underwent an 15% change, with 322 homes contracted. Listings under contract for the year to date experienced a 18% change, with 2,224 homes under contract for this month.

The average sales price of a home in Frisco was $290,601, a -3% change from this month last year. Overall, for 2012, the average sales price was $298,766, a 7% change. Sellers received 96% of their asking price this month, which is a 2% change from last year. For year to date, sellers received 95% of their asking price, which is a 2% change. This month, homes spent an average of 59 days on the market until sold, which was a -28% change from last year. For the year to date, the average number of days on the market was 69, an overall change of -25%.

The current supply of active listings on the market this month was 863 homes. This is a change of -28% from the same month last year. This month there was a 3.2 month supply of homes on the market; this was a -38% change from last year. Frisco real estate is known as area 55 in the North Texas Real Estate Information System. Bob, I am very curious as to WHY you continue to crank out posts like this.  I looked at your posts from last month, August, 2012.  You submitted 62 posts... and had one comment.  ONE.

Seriously, how is this working out for you?  Does it bring you traffic?  Do you get buyer calls or listing calls from posts like these?  I am just wondering the the point is?  Want to share it with me?

Karen, the monthly market reports from various cities provide background info about the market in those cities for general community information. I use that as links back to my websites and twitter to collect leads. I would not expect many comments as the information is factual. It provides a reasonable amount of traffic.

You seem to have a wide variety of posts on many non-real estate topics. Seriously, how is this working out for you? Does it bring you traffic? Do you get buyer calls or listing calls from posts like these? I am just wondering the point is? Want to share it with me?

Bob:  I am glad to share.  Yes... the wide variety of my posts paints a picture of me... coming at it from many different angles.  And yes... I get all the traffic I need... and more... from my posts.

I probably get slightly more buyer calls than listing calls... but it is pretty close.  I work with a lot of new home builders... and visit their on-site sales counselors often.  I know many of them read my blog... and have appreciated getting to know me through it.

What I write... doesn't work for everybody.  I could tailor my posts to go in a more "business" direction, if I wanted to.  But I don't.  I would much, much rather get fewer quality leads than a larger number of superficial leads... if that makes sense.

The point is... for me, the building of relationships is what life, and business, is all about.
