There was a great article in yesterday’s Houston Chronicle which stated that the Houston Real Estate market was definitely turning around in certain areas. Many potential buyers are scrambling the few homes that are inventory. This is also true in the Cinco Ranch area or the Katy area. The market for new and used homes is shrinking. Potential buyers need to realize the days of the great deals and the big discounts are gone. If you have less than a year’s supply of lots left you are not going to be able to come in and get what you want for the price you feel it is. We love to sell homes but we also realize that we have valuable assets on our hands. The time to buy is now; the interest rates have dropped a little from recent weeks!

This is the issue at Mustang Crossing in Alvin. My client wanted to buy in that subdivision and there were only two lots left! This person will have to wait until the now new developer can finish the infrastructure in the back 40. This will not be completed until maybe February.

You are so correct. Th eentire Houston market is up 15 % YTD July 2012 versus last year on number of homes sold. The supply of avaiable homes in Katy is maybe 3 months. This market is a huge SELLERS market. Buyers wake up before it is way too late. I have been saying this stuff for at least 2.5 years.

Yolanda:  I am sure that the increase in sales activity in Cinco Ranch is mainly due to three reasons.  The beautiful homes David Weekley builds, the great location and amenities, but most important of all... that super sales counselor Weekley has in Cinco Ranch.  I think her name is Yolanda.  I hear she's one sharp cookie.
