To your first question, is more like taking your property and turning into an auction, matter of fact I believe that is what it is. The only difference is the listing agent/broker/company keeps sending you out a highest and best memo to drive the price. We are selling real estate anymore we are auctioneers now.

Interesting discussions - especially the one about FBI investigating all offers.... The owner signs an offer.  It is now a contract.  The contract is presented with only an approval needed. Easy to understand.

I am constantly amazed at how many short sales go pending after one or two days on the market. These are the ones that are almost always double ended and just a fact of life in the short sale segment. Regards Dave
