Monterey Hills CA/How Much Should I Pay For This Condo?

If you are in the market to purchase a Monterey Hills condo, you may be asking how much should I pay for this condo? First, our inventory of properties available for sale in the area(and throughout many communities in Los Angeles County) is very limited so finding a condo will require your patience and commitment.
In some complexes, there may be NO recently sold properties -- this can be quite common. These “comps” are the recently(generally three to six months) sold properties which can be used to determine approximate values in a particular condominium complex. If there are no sales then I search outside of that particular complex to others with similar features, bedroom/bath count, square footage, views, floor level, etc. I will share this information with you. Remember I am not an appraiser but I utilize many of the same techniques to assist you with determining value. Remember floor level, view, condition are very important -- I’ll share my views on the values and then you will determine the price for your offer. I will ask that you initial the CMA(Comparative Market Analysis) acknowledging that we have discussed the properties on the market for sale, those in escrow as well as recent sales.
You tell me: But I don’t want to pay too much. My response -- do you know of anyone who wants to pay more? No one does. And the seller doesn’t want to sell too low. We try to come to a common place where you and the seller agree to all of the terms including price.

I remember when we were in that market...not enough data to easily show the value...it was tough but short lived. That's just one of the times it pays to work with an experienced and knowledgeable agent :).
Michael - Having the buyer initial the CMA is a great idea, while I do one I never thought about doing that.
No recent sales in the building always makes the comparable analysis a little trickier, however after seeing prices for comparable apartments in the neighborhood determining a range of pricing should come pretty quickly.
Michael - I emailed three CMAs today, and I will file them in my clients' online folders, but I've never had buyers initial them--however, I guess a copy of the email is almost as good.
Shannon - as many communities in our market area continue to have inventory issues, the need to do some outside-the-box thinking is part of the evaluation process.
Michelle - our company management has encouraged us to do with this listings for many years, it only seems natural to extend it to buyers especially in a competitive market.
Morgan - it's not exactly a science but I can share data that hopefully will start to make sense for a buyer.
Norma - a copy of the email acknowledging receipt of the analysis would be good to include in a buyer's file. Three CMA packages sent -- nice! Good luck with some new properties coming on the market -- hopefully soon!

I do not want a single client of mine to pay a dollar more than they have to...nor do I want a seller to take a dollar less. I give my clients my opinion of value...but I let them know a home may have more or less value to them based on the factors that have motivated them to buy.
