First Time Home Buyer Education

Purchasing your first home will be one of the biggest financial decisions you make in your lifetime. Welcome to the First Time Home Buyer Center. This is not a decision you want to go into with your eyes closed. Many times in this process you will be asking yourself "Who can I trust? What is the next step? How do I know if I am getting a good mortgage product?"

Dave Werth is a First Time Home Buyer Educational Instructor. Dave has been teaching First Time Home Buyer Classes in Fargo ND & Moorhead MN over the past 5 years. Dave has an ABR designation which shows his dedication to First Time Home Buyers.

Dave Werth works with Family Life Credit Services located in Fargo ND & Serves North Dakota & Minnesota First Time Homebuyers. Family Life Credit Services are Certified First Time Homebuyer Educators serving Fargo, Moorhead, West Fargo, Dilworth, FM Rural areas, and all of ND & MN. They offer an eight hour workshop that will educate you on all you need to know about purchasing your first home. Once you have completed the workshop you are entitled to a one-on-one counseling session where you and your homeownership counselor will develop an action plan to help you realize your dreams of owning a home. Each person will recieve a First Time Home Buyer Certificate after completion of the class, as well as information about the First Time Home Buyer Tax Credit.

Most communities offer incentives for First-Time Home Buyers such as Down-Payment and Closing Cost Assistance as well as below market interest rates guaranteed by the government. Many of those funding program will only be granted if you attend a Certified Homebuyer Education Workshop. Contact Dave for a list of upcoming dates and locations.

The Village Financial Resource Center is certified by the U.S. Department of Housing and Urban Development as a comprehensive housing counseling agency. Counseling is provided in the areas of pre-purchase, mortgage default, foreclosures, credit issues and reverse mortgages.

Attend The Village Homebuyer Education Program to learn about purchasing and owning a home. You will also work one-on-one with a Village financial counselor to create a personal financial action plan. Available to homeowners over the age of 62, a Reverse Equity Mortgage permits clients to tap their home equity, allowing them to increase spendable income without selling their home or making loan payments. Our counselors will review your financial situation, determine if you qualify for a home equity mortgage and help you evaluate other options for increasing income.

"Tenant Education Project"
The program is designed to give new renters essential skills to help them find and keep a decent, safe and affordable place to live. The program also teachers renters how to better their housing situation and to address problems specific to individual rental histories. Attending the class can help you recognize and address problems to make you a more marketable tenant.

We're Family Life Credit Services, a nationwide nonprofit Christian Financial Counseling agency founded in 1986. Our Goal is to strengthen and encourage families and individuals through Christian faith-based financial & credit counseling. We offer programs geared at educating and financially strengthening individuals, families and communities. We offer financial educational materials free of charge as well as the opportunity to work with a certified counselor in your area of need.

We offer a number of different programs which include: Credit Counseling, CreditWise, and First-Time Homebuyer Education and Workshops. Family Life Credit Services also works with independent affiliates to provide additional services.

Family Life Credit Services is a Christian nonprofit organization that assists individuals and families who are struggling with debt by offering budget counseling, education and a debt management program. Family Life Credit Services also offers CreditWise, an educational program that presents the sensible use of credit to high schools, colleges, churches, service organizations, youth groups, parolees and to anyone who needs more information regarding how to use credit wisely. Upon completion of the 8 hour certified Homebuyers Education program, attendees may qualify for assistance with down payment and/or closing costs through their local community.

North Dakota must be the best real estate market in the country. Hope all is well up there with the boom going on. It must be a bit of a trial at times.

Both east and west ends of the state are doing very well.  Foreclosures in Fargo are getting to be more abundant.  West end of the state housing is at all time highs for value and will continue following the oil path from Dickinson to Williston, but now moving towards Bismarck.  Bismarck housing values are sky rocketing as its a short commute as the housing in Dickinson and Williston are getting $2500 a month guaranteed rent from oil companies on 5 year contracts.  Too late to jump in to build in some areas, but the best building areas right now are Watford City, Beulah, and Carrington.  Fargo is continuing to see a surge in building as the oil money is trickling back this way.  West Fargo ND is planning on new schools by 2013 as a growth in population.  Fargo just added a number of new business's and Costko just came to town as well as Sanford keeps building and buying which employees the highest number of people in the FM area.  Rent is at an all time high in Fargo Moorhead.  NDSU is gaining growth with becoming a D1 school and competitive in there football program which is gaining popularity and will bring in more students as the college keeps growing with more money.  Exciting times in the area, and steady as it has always gone without super inflated housing prices vs out west where the oil is laying underground.  The three forks formation is the underlying oil below the bakken, which ND is now 2nd to Texas for oil production.  Colorado is the next boom to hit as well as San Antonio to be the next oil patches according to the Oil Companies drilling in Western ND.  Oil is expected to stay for a while as the new fracking techniques are being used.  Almost every county is sitting on Natural Gas but oil prices being at highs will continue to superseed the Natural Gas wildcat outfits for now.  ND Land Prices are at all time highs of $3K to $5K for raw land.  Mineral rights are hard to find or buy as everyone is sitting tight on them waiting for a well to be drilled on there land.  Land rent is still cheap in ND for farmers and does not cap a high return on investment for purchasing raw land to rent.
