Get a Peek at 2020 Ellis 
Zephyr agents had the opportunity to preview a new condominium project this week at 2020 Ellis. Located on the uphill side of Divisadero, these condos are in close proximity to both UC Mount Zion and Kaiser Hospital campuses. These 12 units – with another 21 units available next year – are yet another creation of SF's architect du jour Stanley Saitowitz, known for his super sleek, modern-chic designs. These condos have streamlined prices at $549,000 to $599,000, and streamlined floor plans to match at right around 650 square feet. Jury is out on whether these condos will be deemed studios, junior one-bedrooms or one-bedroom units, but suffice to say that these are great condos for a single person, or… a family of four upgrading from their 200 square foot pad in Manhattan!

All units come with parking spaces, although most of these are courtesy of a hydraulic lift system. A few of the units have patios or balconies, but there is also a small common rear patio and common roof deck with sweeping city views. Super sleek interiors with matte hardwood floors, nine-foot ceilings and opaque glass panels disguising ample closet space. The split baths with sliding glass doors along a wall in the bedroom are gorgeous to look at, but may prove difficult in practice, especially if attempting to entertain a guest! Walls are ultra wired and braced for your flat screen; An LED light system and high quality cabinetry and appliances complete these units. Woody Allen Filming in SF 
Woody Allen and crew are filming his currently untitled romantic comedy at many locations around San Francisco. His crews have been spotted at the regular SF go-to locales such as Union Square, Marina green and Pacific Heights, but also in more out of the way spots such as 14th and South Van Ness, 20th and Lexington, and parts of the Sunset district. The reported plot line of the film, starring the supremely awesome Aussie, Cate Blanchett and Peter Sarsgaard (and possibly Louis CK and Alec Baldwin) revolves around a wealthy woman from New York who finds herself broke and moves in with her bohemian sister in San Francisco; hijinks ensue.

While filming may cause a few daytime traffic snarls, most people have been reporting that the crew has been extremely conscientious of the neighbors and surroundings. And obviously this is a boon for San Francisco on many different economic levels. Apparently Mr. Allen is a bit of a foodie and has been spotted taking in many of the culinary delights this city has to offer in a wide range of neighborhoods and price points, sometimes with Soon-Yi in tow!

Interesting that all sales were at or below list prices... important information for buyers out there!  And, I've been watching 2020 Ellis as it's been going up.  Only 650 sq ft????? But, I'll be they get snapped up in a NY minute LOL LOL

Looks like you at San Francisco have experienced recent increase in selling price on SFR homes, condos, and multi-family dwellings.  That's good. 

I wonder whether your buyers at SF have enough inventory of homes listed to consider.  Limited supply of homes for sale is challenging our markets here at Orange County CA.

Actually, Peggy, if you click on the link for additional sales you'll see it's all over the map.  The majority sold "at" or "over" with about 12% of sales falling "under".  (the "at a glance" view on top is a little deceiving).  ;-)

Harrison...that's just it.  Inventory is way down.  Lowest it's been in over 4 years.  Hoping we see an increase after Labor Day weekend.
