“How much is my home worth?”

Easy answer- whatever someone is willing to pay is what your home is worth. Realistic Answer is really tied to a single question: How many people knew your home was for sale?  Did your realtor put a sign in the ground, list your home and then hope like hell to sell your home? tell you to cross your fingers?  Or were they a lot more proactive and did they put out mailings and postcards telling the whole neighborhood that your home is for sale?  Or did they spend even more money giving you an advertisement in one of the local real estate rags floating around?  These may not be the most effective ways to market your property but you already knew that. So why did you let the realtor talk you into it?

Consider how you shop for anything you want to buy. Do you wait for the mailman to come so you can look through all the junk mail? Do you go to the gas station and look through every auto trader, horse trader or junk trader trying to find the best deal? Your last significant purchase- where did you find it? Maybe you’re like me and you hop on the Internet and start searching. Maybe you even ask your iphone “how much is my home worth?”  You know that how you search for things and find them is dependent on what words you use.

You might notice that some of these homes have been off the market for a while now, but they are still getting more exposure than your home.  What about putting a “for sale by owner” sign with your cell number on there? Will google find that? No, of course not. In order to sell your home, you must know your home value and SO MUST YOUR BUYER.    “In God we trust, all others bring data” is a mantra that ought to be relied upon when you want to sell a home. After all, that’s how you establish your home value.
