As productive real estate professionals many of you have probably heard this from a prospective seller,
"I Do Not Need to Sell."
Most of the time it is just a stall, but before you attempt to list the property you must find out the true motivation of the seller.
By making this statement it is like "Starting a Race you do not have to finish" or "Hiring an employee who really does not have to work." The problem is that there is no MOTIVATION to complete the task or in this case sell the home.
It is always best to find sellers that really need to sell, or it is frankly a waste of time and money for everyone involved.
And if you do decide to work with this type of seller, be prepared for the seller to contradict themselves and get really upset when there are no showings or the house is not sold in 30 days.
I have found that in most cases the seller uses this statement as a defense mechanism and what they are really stating is that they have not trusted you enough and that they do not want to "Give the House Away," which is another story all together.
