Timber Pines Spring Hill Florida by Silvia DukesHome sales were up again for the Timber Pines 55+ community in Spring Hill for July 2012 over the previous month. 

Not not too surprising considering that this beautiful golf course community has been a very desirable location for the last 30 years for buyers looking to buy a full-time residence, winter home, or vacation home in a safe in one of the best golf course communities in the Spring Hill area.

There are currently 125 homes for sale in Timber Pines, 55 of these are maintenance free villas, some attached or semiattached, and 70 are freestanding homes. 

Inventory has also decreased since last month and only 7 out of the 125 homes for sale in Timber Pines are distressed sales such as short sales or bank-owned properties.

List prices range from a bargain price of $45,000 for a villa that would be perfect as weekend getaway or winter home to $279,900 for a large pool home located on a premier golf course lot.

$35,000 - $195,000    Median:  $95,000   Average:  $103,632

Active Listings: 125

Currently Under Contract:  20

The lowest-priced sale in July 2012 was a two bedroom, 2 bath villa with 1092 SF living area, built in 1986.  It was a distressed bank-owned property that sold for only $35,000 with conventional financing.

The highest-priced sale in July 2012 was a four bedroom, 3 bath home with 2961 SF living area, built in 1996.  This Timber Pines home sold for $195,000 CASH.

Endre, Timber Pines has been a very stable community with an extremely low REO rate. Other areas in Spring Hill have a higher rate of distressed properties but standard sales and listings dominate our market.

Adrian, prices really are incredible but these deals are not necessarily the norm. Buyers will have to be quick and be prepared that the lowest priced properties may need some updating. Still, these deals are incredible.
