The Hearth Community in Highlands Ranch is a newer neighborhood of over 1000 homes. The first homes were built in 2003 and the builders are Shea Homes, Berkeley Homes and Ryland Homes. Currently Shea homes and Berkeley homes are at finishing lines with their new construction.  Below is a larger home in the Hearth of Highlands Ranch built by Shea homes.

 

There are currently 36 single family (no townhomes or condominiums included) homes for sale in the Hearth. Five of those homes are new construction.  One is bank owned and 2 are short sales pending lender approval.

The price range of the homes for sale in the Hearth is from $249,900 (short sale) to $ 749,900.

The price per square foot varies from $144/sf to $197/sf for two story homes. There are 2 ranch style homes available, both beautiful Shea homes, and the prices per square foot are $213/sf and $230/sf.
Average price/sf is $172/sf.

The days on market vary from 10 to 276 days. The average days on the market for the active listings is 106 days, which is more than the average days on the market for sold homes in the Hearth, 57 days. There can be a few reasons for the longer days on the market, including slower amount of activity during the Holiday season and/or the original/current listing price was set too high.

The sales activity is definietly picking up now that the new year has kicked in gear. Sales are expected to be robust this year.
