Simple, Attractive Landscaping for Rentals

When you have a rental property, you do always run the risk that the tenants will not effectively take care of it the way that you would. This tends to be even truer when it comes to the landscaping. You should try to protect your property by choosing low-maintenance plants that offer curb appeal, while still being hard to kill!

  • Choose grass based on the climate – if you live in a hot climate where you need to worry about the sustainability of certain grasses, simply eliminate them. In states like Arizona, rock and dirt lawns are common. In Florida, crab grass is common because it is what will survive in the climate. Consider sticking to the things that you know will have a high success rate in the area!
  • Choose low-maintenance plants – native plants are the easiest to take care of. So, choose to plant native perennials that will be hardy and survive despite improper care by tenants. These have the best chance of survival, which means you won’t have to worry about them looking bad or replacing them. While it may be tempting to plant many colorful annuals, leave it up to your tenant’s discretion. You can always give them the option to plant items of their own. If they choose to do so, it’s likely that they will take more adequate care of the garden and maintain its attractive appearance.
  • Keep it simple – don’t go crazy planting items that will look out of control if they are not properly groomed on an ongoing basis. Otherwise, you may have to take care of these items yourself. Groundcover plants, vines, and perennial flowers tend to be very low-maintenance and require no more than occasional watering during periods of drought. If you don’t have plants that require extensive trimming, you also don’t need to worry about your tenant doing a bad job and accidentally butchering the appearance!

Zach, I like your ideas, in particular about trimming shrubs/plants. Here in Florida many plants grow rapidly, if nobody trims them back, a yard would turn into a jungle within a year's time. Good information!
