Real Estate Agent Training TipsThis is definitely a question asked of real estate agents all of the time.  But is it important to know why the owners of a house are moving to a different house?

How Do You Respond?

I don't think so, but it still doesn't stop my clients from asking.  I think there are numerous questions and statements that are said to us that either we usually don't know the answer to or have difficulty responding to because they are simply irrelevant.

  • How much did they pay for the house?
  • How much does the seller owe on the house?
  • I looked it up and the seller is making a huge profit.
  • They are asking more than the tax assessed value.
  • Where are they moving to?
  • Why would they make this improvement and not do "x"?

Sorry, I Can't Answer That

We then get the questions that are important to our client, but can't answer:

  • Are the schools good in this neighborhood?
  • Is there much crime in this neighborhood?
  • Is this neighborhood safe?
  • Are there any other children in this neighborhood?

What We Can Say

As real estate agents we can direct our clients to various web sites to get the information they desire.  We can tell them to come back to the neighborhood at various times and days to see what is happening in the neighborhood.  We can explain to our buyers that the assessed value and the market value can be two very different numbers.  And we can say we don't have any information on the sellers finances or why they are moving.

Be Respectful When Responding

So even though we may think these questions are not important and have little to no impact on how the buyer should craft their offer, we still need to be respectful and tact in the way we respond to our buyers.

Great post - I just say that I don't know to the first set of questions and refer them to the appropriate source for info for the 2nd set of questions. If pushed, I remind the nosy buyers that I'm just the realtor, not the knower of all :)

Improving the Quality of Your Life

Most of the time I have an idea why people are moving. It is not information the buyers need to know. I try to direct them to official sources for other information and make lite conversation with the rest of the questions. I never want to appear like I am withholding information or being defensive.
