WHY I GAVE AWAY A LISTING

House

I hate ever losing a listing but sometimes we all need to realize that for whatever reason, some listings are just stuck. I have had the BEST clients who were relocated after only being in their new home (the former model home) of one year. The neighborhood was new and is still building out.

The home is fantastic, has been priced very well and shows like a gem.  But....we have not gotten it sold. We had a contract on it which turned out to be a fraudulent buyer (whole other story here). Anyway, we have just exhausted our efforts. Today it was that day to let the listing go.

Yet all is not lost! I called upon another agent from a different firm and asked her is she was interested receiving this referral. There is no time for pride here, it is time for action and to help these folks get their home sold. Perhaps a fresh set of eyes will do the trick. Sometimes we have to step out of the way and do the right thing!

If you are interested in listing or purchasing real estate in The Woodlands area, call Chevaux Group.  We will always do our best job for you! We know real estate and are here to assist you!

Giving away a listing doesn't have to mean that you have failed. It just means that you care enough to let it go and let someone else get it sold. Together we can all work together to make it happen!

Paula, it's hard to do this, but so often it's really the best thing.  I still get referrals from a couple whose listing I referred to a colleague who did, in fact, finally get it sold - which was really all they wanted.

Give yourself a high five, I think we sometimes forget it is not about us, it is about the client and their needs come first.

Thanks Pat and Fernando.  It was a good decision.  Everyone is happy and that is what counts.

Right on Liz.  It really isn't about us at all.  We all need to remember this.  So important.

Hi Paula, I know this was a very hard decision, but sometimes a New Fresh start with some different eyes is Best. Keeping the client's interest First is always at the top of the list, and I believe you did exactly that.

Good advice for many listing agents that have failed to obtain a sale.

The clients will be better served with a fresh approach.

Hi Paula -

Tuesday I passed on a listing.  It would have been a great one to have but no thanks.  At this time (don't want to get myself worked up before dinner) I'll leave it that for now.  Sometimes it's best to pass up a listing.

Paula, I had the same situation when we were selling our house 6 years ago. I have to tell you that this is not about you. It is about the seller and his ability to finally listen to the expert's advice. Maybe a new agent will put the same massage you were delivering in different words that will finally make that seller understand the priorities. You've handled this situation very professionally.

Paula, I hate it when a listing expires, but occasionally it happens. Sometimes the home just doesn't sell, in spite of your best marketing efforts. Giving it to another agent is a good idea, especially if you can get a referral fee from it.

Morning Paula I've fired a couple of clients but haven't given away a listing yet.  Doesn't mean it won't happen tomorrow or today

That just shows you have the best interest of the client at heart. I gave up a listing about a month ago and the woman was shocked, but her situation was far beyond my help so I made a referral to a co-worker who is a foreclosure expert. I wish all agents would work in the best interest of their clients.

I love that you are the one suggesting this to your client.  Sometimes a fresh approach is the best.

sometimes you make more on the listings you walk away from.  How does that work when you refer to a broker another in your area?  Our brokers don't allow us to do that :(

Hi Paula,  I love your thinking and your genuine concern for your clients.  Good for you!  Sometimes, that is the best thing we can do.  Pays off in the long run for everyone.

This is one of the best posts I have read lately.  And, I was surprised not to find it featured.  Good for you, Paula.  Sometimes the kindes thing we can do for a client is kiss them goodbye.
