Buyers Agency~ Deal Breaker or Deal Maker?

It seems there are two schools of thought on this ever pressing  issue. The agent who refuses to show anything without it and the agent who is constantly waiting for the right time to stumble through the explanation.

 

I fall somewhere in the middle.

 

It is difficult for me to request a buyer whom I have just met to sign an agreement to work exclusively with me. Do I have Low REAL ESTEEM?

 

Maybe.

 

I would prefer the buyer have some knowledge and confidence regarding my abilities to represent them professionally in what just may be the most important purchase of their life. One meeting or brief phone call isn’t enough to show my strengths or demonstrate my experience.

 

It is possible I am reading my own perception of other professional sales people and my reaction to signing agreements.

 

It is a complete turn off for me to sign anything upon meeting someone. My preference is to get to know the person, research their job performance, and develop some amount of trust. As a consumer, I deserve an opportunity to determine if the service offered meets my needs.

 

In seven years, my approach has failed me twice; one more painful than the other. In retrospect, my transaction with both of those "customers" would have been extremely difficult if not impossible anyway.

 

So my general rule of thumb with Buyer's Agency:

 

1. First meeting is of course centered around the explanation of agency.

 

If they wish to proceed with signing, I do. I conduct a Buyer's Interview to learn more about the goals as well as allow them to question me on my experience, knowledge, and objectives as a Realtor. Next is the pre-approval discussion.

 

2. Second meeting most always consists of showing properties. At this point, I do not spend more than two hours or three properties.

 

3. Third meeting is the time I feel I have given the buyer plenty of time and opportunity to evaluate me as a prospective Realtor.

 

At this point, if they are unprepared and/or unwilling to commit to a more thorough discussion regarding our relationship, I graciously explain to them that my busy schedule only allows for minimum time with customers.

 

The bulk of my time and energy belongs to clients.

 

As I said, this has worked for me about 90% of the time. Do you have a set agenda with agency?

Cherimie, When i was a realtor, i will ask them to sign for the property i am showing .  I will keep doing that for the next few times, Then they will get tired and they will sign an year contract. But in the meantime, i will give them the best service. My point is if you give them best service, then they will not go anyone esle.

I couldn't agree more! My goal is to offer such good service, they ask to sign! If explained correctly, they just may want too!
