FSBO – Sell Your Lakeland FL House Quickly by Getting Buyer Feedback

What questions to ask buyers when selling your Lakeland FL house on your own.

Are you selling your home as a “For Sale by Owner”? Wondering what prospective buyers think when viewing your home? Don’t know what to ask? Here are a few tips to ask buyers directly for feedback so you can make some adjustments to sell your Lakeland FL house more quickly.

Feedback from buyers can tell you a lot of things about your Lakeland FL home and how to sell it more quickly. That’s why it’s quite unfortunate not many homeowners take advantage of talking to buyers and listening to what they have to say whenever they have an opportunity to do so.

Here are some questions to keep in mind when meeting a prospective buyer of your Lakeland FL house.

What is your first impression of my home?

You’ve heard of the saying “first impressions last”, and it is true. First impressions mean everything to most buyers, which is why it is essential that you find out what

If you are too shy to ask the buyer yourself for feedback, remember that you can always hire a Lakeland FL agent to do it for you.

What does this home have or does not have compared to other homes you have viewed?

It’s also a good idea to find out what immediately stood out about your property –something that prospective homebuyers had noticed when comparing it to other properties they have viewed. Conversely, it wouldn’t hurt to find out as well about items that also stood out for all the wrong reasons.

As you had lived in the house for years, your sentiments and familiarity with your Lakeland FL home may have blinded you to its best and worst points. A potential buyer’s opinion is likely to be more objective than yours and definitely quite helpful as well.

What do you think about its price?

Most buyers would not be completely honest about this and understandably so. Nevertheless, you should still ask this question and do your best to read between the lines if they choose to answer. You should also consider asking what they believe the “best” price for your Lakeland FL home should be and compare people’s answers.

What kind of life do you think you would lead in this home?

This question basically lets you know which buyers are likely to be more interested than most in buying a house. Those who can already envision themselves living in your Lakeland Florida home are the ones you should focus your efforts on.

What’s stopping you from making an offer?

Lastly, you can ask the most interested buyers what they require to nudge them into making an offer. Carefully consider your options – not all compromises are worth making.

Selling a home is a tough job and sentiments can cloud your mind when selling it on your own as a “For Sale by Owner”.  It is understandable as you have lived in your Lakeland FL house for quite some times and are attached.  Bringing in an experienced real estate agent can put things into perspective and look at your home from different angle.

It is my experience that FSBOs are often over prised and have a difficult time selling.

Morning petra,  I totally agree with your well writtten post.  However,  I suspect that potential buyers are very reluctant to provide any negative feedback directly to the seller !!!

Tim - the reason they are overpriced because they believe they always can come down.  When I approach a FSBO, I'll provide them with a market analysis and offer assistance.

Bill - that may be true, however if they don't ask FSBOs not getting any answers.

Silvia - thank you for suggesting :) - try to think out of the box once and awhile :)

Hi Petra,

This is great advice and information! It's true, if they don't ask for feedback, they won't know, so it's better just to overcome shyness and ask. Keep up the good work as a top Lakeland FL short sale agent!
