The Voodoo That You Do (To Sell Your Home?!) 

Well…not exactly Voodoo, but we’ve all heard of people going to the extremes to get their homes to sell.  We’ve all heard of putting a drop of vanilla on a pan and putting it in the oven to give the house a “homey” feel by filling it with the smell of “baking”  or painting the front door purple to stand out, and a vast array of other home-selling tips to ensure your home sells before the competition, but what I heard yesterday was definitely a first for me.  However, I was so intrigued…that I can’t wait to try this one!

Yesterday morning, I got an email asking if I had ever heard of the old wives tale of burying a St. Joseph figurine in the back yard (face down) to help a home sell.  I admitted that after ten years of Real-Estate, I had definitely heard of people doing extreme things to prompt a contract, or Realtors suggesting such things, but I had never heard of this myself.  In the Catholic faith, St. Joseph is the patron saint of home and family (read more here).  (Luckily though, as it turns out, you don’t have to be Catholic for St. Joseph to have your back and bring you some luck in selling your home.)

It seems the emailers brother had his home on the market for three months with no luck, and after complaining to the construction crew at work, they suggested this century-old technique.  Willing to try anything, he thought he’d give St. Joseph a whirl.  To his surprise, he had a contract within a week!  Obviously,this could have just been a coincidence, but ironic none-the-less.

Most of us know that it takes three things to influence the sale of a home:  1) Price, 2) Location 3) Aesthetic Quality (with price being able to influence the other two, but I have to admit-I’m dying to try this with one of my listings!)  I would love to hear from anyone else who has tried this technique and had luck!

Tried it several times on properties that were most difficult to sell ,for various reasons, they sold. I've read this practice was started in the 12th Century by a nun, if not mistaken, using a coin with the image of the St., for divine intervention to be able to purchase a piece of property for the church (it worked)

I guess it reinforces the power of attraction, when you bury the statue and say/read the prayer with the intention to attract the right Buyer for the home.

I know people who have tried using St. Joe's with good success and with no success.   It is a wive's tale which I don't believe in. St. Joseph has other things to do, I don't think he is concerned with selling homes.  However, if my client believes I am right there helping the client bury St. Joseph.

Hi Amy, I agree with Evelyn, above, that St. Joe has other things to do. Besides, if he helps sell the home, do I owe him part of my commission?

I've had many sellers dig and bury the statue.  I often wonder how many statues are in everyones yards and is that something the seller should disclose?

Paddy in #53:  I remember that the sisters taught us that the Patron Saint of the Lost and Found was Saint Anthony.  I can still remember repeating the prayer the Sisters taught us in grade school... "Saint Anthony, Saint Anthony, please look around.  Something is lost, and it must be found."

Those dear, dear sisters.  I remember them fondly.

Don't laugh, but I used to work with an agent who did primarily listings. I had a buyer who needed to sell their house in order to buy the house I found for them.

We were getting nowhere with the listing. We tried all sorts of "tricks" to help. Yes, even the statue of St Joseph. I was speaking to my buyer about the house we had under contract, and she was REALLY worried. Somewhere in the conversation I asked about the statue. She asked her husband if he had done as asked with the statue. He had put it right side up, in the front yard. WRONG! 

She immediately made husband relocate statue EXACTLY as directed.

Wait for it...got an offer accepted THAT AFTERNOON!

I've used ST Joseph 4 times.  Twice it worked - or we thought it did.  Twice it did not work.  The two houses it did not work on were overpriced, soooo . . . . It's was probably more right price than statue!

I've heard of this over the years and did actually try this with my own home which we were having a hard time selling. When we finally buried the statue, the home DID sell...coinsidence...? But it's important that people read the full instructions and that you dig the statue back up afterwards and then display it in your new home...which I did and it now proudly sits in my curio of my dining room china cabinet :-) They even sell the statues at some of the Realtor stores!

I have an "ecojoe" in my office... A local moving company gives them out to realtors in the area - it is a ceramic St Joe with instructions so it doenst harm the environment...
