Be flexible and reasonable when an agent asks to show. Have a plan in place, visit a neighbor, go for a ride in the car. Make sure your agent is using a reputable showing service or has a system in place to allow showings to be scheduled quickly and easily.

3. The condition of your property speaks to potential buyers. The second they walk in the door your house says “welcome” or “don’t touch me”  sometimes something in between. What does your house say? Be honest with yourself, maybe ask the opinion of someone you trust. How about your Realtor®?

Well this says it all for sellers, I think. It's pretty straightfoward but all the pieces have to be in place or the house won't sell. I think many sellers have a tough time being objective about the condition of their property and how buyers will view it. A good agent can help them to understand the issues that buyers are looking at and what will be a turnoff for them
