A lot of things can happen to a fence in Sacramento, it may even require the help of a contractor. Dry rot, warping, or vandalism can all be reasons to repair or replace your fencing. Of course there are some uncommon problems that may be hard to repair. Here is one problem that you may have seen.
This short fence was an otherwise normal fence surrounding the A/C unit to an apartment. The property manager requested that we look at the fence and give a recommendation. This was a normal fence that had one post that was sinking – straight down.
I did some investigating of the fence sinking problem at this Sacramento apartment community and found that the post could be pulled straight up. So why was in sinking? One theory that I came up with was the HVAC guy placed a new A/C unit on top of the fence post, to get the unit to the other side. The construction of the gate, made it challenging to bring the new unit through the opened gate. We decided that it would be a simple repair to remove the post and reset in a new concrete hole.

James, the posts all have concrete around them, I think they shortut the job by not having concrete below the post. Now the post slides through the concrete.

That was an easy fix, but I'm sure others are much more complicated and require your skills.

I was thinking that the post did not have a footing. I guess you figured it out. Good detective work.
This one will be easy Roger, many about the fences caused problems with the rails and fence boards.
Most fences aren't to complicated, it's just a matter of getting it done quickly and correctly Sheila.
