Does a showing time matter? Yes it can. Recently I had a last minute request for a second showing, it was late evening and the sunset was setting over the mountains; what a spectacular sunset.


What was so important about the sunset? It made the potential buyers had a greater appreciation of the views this property offered. Witnessing this, I am positive if I showed the property at noon time the effect would have been so different.
The point is, if you have properties with great views try to maximize these features by showing the property, for example at sunset.

Jennifer, We've had a couple of times when taking the listing photos that we stayed late enough to catch sunset.  Even on homes with not so great views, capturing a sunset to include in marketing photos can be cool.

Jennifer, that is so true!   I had a top floor condo last year, facing West, and the sunsets over the mountains were spectacular.    I got to show it at dusk, and those were the buyers!

Jennifer: The view makes all the difference in the world of many properties. I am selling an oceanview vacant lot and the buyers saw it for the first time today when the weather is absolutely sparkling. Now we all know there will be foggy or rainy days too, but to have this first impression lasts.
