New Listings:
Mauna Kai F23 is new on the market priced at $450K after selling for $570K in 12/06.

Contingent:
Sandpiper 207, which is not a short sale, went into escrow while priced at $238,500. It last sold for $299K in 1/03. Ali’i Kai 9E found a buyer after 269 market days priced at $268,888. This unit sold for $389,900 in 6/04. Mauna Kai 5A, which was purchased as a bank REO for $211,050 in 11/09, went into escrow with a list price of $305K. Emmalani Court 222 went into escrow priced at $459K after selling for $815K in 7/07. This is not a short sale.

Sales:
Ka’iulani 68 sold for $624K while listed for $699K. The prior sale was for $898,250 in 1/08 from the developer.

Expired:
Both of the Orchid Point condos, unit A priced at $969K and B with a list price of $932K, expired after 375 market days.

Price Changes:
Hanalei Bay Resort 4204-5-6 which sold for $1.064M in 4/05, reduced from $1.099M to $1.049M.

Now on to your Princeville home update which consists only of two homes that were temporarily withdrawn:

It’s still on the slow side when it comes to houses but well priced condos seem to be moving. Overall, the month of Aug 2012 feel shy of Aug 2011 statistics, ending with only 68 sales compared to 69 last year. Still time to get that great buy if you’re interested. Ok, here’s one for you. These two men are not touching except both are holding the same pole. The top man is not touching the lower man’s head. This certainly intriqued me. Anyone know how this is done? Seen on the streets of Copenhagen.
